Concrete

• Footings are to be poured 8" thick and 24" wide.  2 rows of 1/2" steel rods. #3000 PSI cement mix.
• 4" drain tile around inside and outside edge of foundation with pea gravel.
• Foundation poured 8" thick, 7' 10" high, containing 4 rows of 1/2" steel rods.
• Waterproofing: Markote or equivalent on outside of Foundation. Guaranteed-No Leaks
• 18# steel I-beams and 4" steel posts per code
• Basement floors poured 4" thick. #3000 PSI cement mix.
• Garage floors poured 4" thick with 1/2" steel rods placed 3' on center, crossed both ways. #3000 PSI cement mix.
• Sidewalks poured 4" thick, 3 feet wide.  ½” steel as needed. #4000 PSI cement mix.
• All Porch slabs poured 5" thick, per plan. #4000 PSI cement mix.
• Driveway poured 4" thick, per plan, with 1/2" steel rods placed as needed #4000 special mix to prevent cracking and reduce maintenance.
• 12x14 Patio at rear door of kitchen or at lower level for walk-outs.

 

 

Rough Carpentry

All homes custom framed.

• 2" X 4" construction on all walls 16” on center.
• 1/2" Sturdy R or Tuff-R R-3 on outside.
• 2" X 10" floor joist with 1" X 3" bridging installed on both sides of all beams.
•  3/4" tongue and groove plywood sub-floor glued with seams sanded and screwed. Optional plywood cap available
• Engineered wood trusses placed 24" on center, with 7/16" oriented strand board and metal clips.

Exterior Windows & Doors

• Therma-Thru or Jeld-Wen insulated steel or fiberglass exterior doors per plan and selection.
• Insulated metal garage doors, per plan.
• Pella or Marvin wood insulated double hung windows with low-E glass 

 

 Exterior Material

• 30 year fiberglass shingles.
• All brick wraps.
• 12" wood or vinyl overhang and soffits ventilated around perimeter of home.
• Pre-finished aluminum gutters and downspouts.
• Siding, Hardi-board, or Azekl exterior trim per plan and customer selection.

 HVAC, Plumbing and Electrical Features

• Carrier or Bryant electric furnace with heat pump or high efficiency gas furnace with air conditioning. Geo-Thermal option available
• All copper house wiring.
• Electric service outlets in basement and garage and storage areas.
• Laundry with stationary tub, dryer vent, washer and dryer connections and shelving.
• House pre-wired for telephone outlets.
• All bedrooms pre-wired for coaxial cable for TV and Internet.
• Home pre-wire to accept smart house technology.
• Electric wiring to be 200 AMP service.
• Light fixtures installed and placed by customer request.
• Electric doorbells and smoke detectors.
• Two waterproof outside electric plugs, front and rear.
• All copper water lines throughout with  P.V.C. drains and vents.
• Frost protected outside water faucets in the front and rear of the home.
• High efficiency gas power vent water heaters. Heat pump and On Demand sytems optional.

 

 

Insulation

• Insulation package consisting of R-Factors (resistance to heat loss):

o Ceilings: R-40 blown in cellulose insulation

o Walls -  R-13 Blown in cellulose insulation. Superior to Batts.

o  Air infiltration package sealing all penetrations and joints of exterior walls.
